Designer Evan Krenzien and Pierce Jordan von Shane & Pierce Recently, a house in Dallas renovated in 2025, which Southern Living is inspired by the classic Georgian countries (popular in Great Britain and in colonial America from the early 1700). “The unique thing about the concept of the Southern Living for me is a mixture of warm welcome, but still with moments that are very rooted in traditions,” says Evan. “I wanted to create a house that has a homage to timeless architecture with a more formal layout, committed living rooms and traditional design elements,” says Pierce. Here is the proof that you do not need an oversized coffee table to anchor a room. A mixture of smaller tables brings flexibility – you can double as endtables, coffee tables or even additional seats. Bonus: The sculptural forms give an artistic touch and give the room more visual interest. “The aesthetics represents the fusion of a house built 100 years ago with the demanding needs of modern life,” adds Pierce.

I love how the marble changes seamlessly into the wooden floors and gives each room its own atmosphere and at the same time feels coherent. “We see a departure from really open concept houses with many who like the idea of giving spaces a special purpose instead of giving Grand Open Catch all rooms, “says Evan.
3. Inheritance, but make it modern

For Shane & Pierce, in Southern Design, everything is about reconciling the legacy with modern needs. The green marble is absolutely breathtaking, particularly paired with vintage wall lights and with sage sports windows-is a layered, tonal moment that feels both timeless and fresh. “The Verde Antigua Marble was bought on a procurement to Verona, Italy. A unique stone that is not so common, but exudes a classic style,” adds Pierce.

The kitchen feels clean and classic, with an airy lightness – also next to the darker island and the dining table (comes). “I think even if our daily life may lean against casual people, there is an appetite that the old and the new will continue to mix and even small traditions or heirloom pieces will endure in a more modern environment,” says Evan.

“I am a bit like a newcomer to the concepts of southern life because it is born in Southern California where things are naturally relaxed and casual, “says Evan.

4. Prioritize the river into the interior

In Dallas, where the outdoor life is a lifestyle, the U-shaped footprint of the house wraps around a private pool inner courtyard. “The home focuses on the outer pool, still feels extremely privately and enables gracious entertainment,” says Pierce. The layout creates natural collection points, be it for summer parties or quiet evenings by the pool. 5. Don't be afraid of taking risks

The designers attracted art deco lighting, British-inspired wallpaper from House of Hackney and custom marble selection to give unexpected flair without deviating from a classic foundation. The proudest design risks? “Mix some designs of the past, such as the Art Deco primary bath in the very traditional marble that has been around for centuries,” says Pierce.
