Ascaya home hits market for $10.3 million

When it comes to breathtaking views, 25 Rockstream Drive in the prestigious Ascaya community is the perfect home base.

“From the second you walk in the door, we wanted to capture the view,” said homeowner Dominick Morea. “That was the main thing. I wanted to enjoy the view from every room.”

Fascinating views open up as soon as you enter through the house's oversized revolving glass door. Framed by an expansive 28-foot-tall glass wall directly opposite the entrance, the Las Vegas Valley comes into view and sets the tone for the entire home.

“We put a lot of time into planning to make sure we took advantage of the views of the Strip,” said Cliff Diamond, owner of Wingbrook Development and general contractor for the project. “This doesn’t just happen by chance. It was done on purpose.”

Morea, who has more than 22 years of experience selling luxury real estate, focused on building in Ascaya after representing several properties in the upscale neighborhood.

“I love Ascaya,” Morea said. “I've known about it for many years. It's an incredible place to live. Such a close-knit community.”

Morea and his wife Alejandra decided to fundamentally change their lives. They sold their properties in Las Vegas and California to build their dream custom home in the gated community of Henderson.

“I had the idea of selling our two properties and investing the money in buying a property in Ascaya,” Morea said. “Alejandra was on board. I couldn't have done it without her. I think it was a good move for us.”

The couple discovered the hillside property in spring 2021 and knew it was the perfect location – not only because of the views, but also because the lots are limited to one floor on each side of the property. The views remain unobstructed as the road in front of the property is 70 feet below the property.

“Finding the right property is the key to everything,” Morea said. “I looked at this lot and asked myself, 'What did I miss?' It was perfect, very private. It was one of those properties that was a sleeper and people grabbed it. We did it and the rest is history.”

The couple's previous residence in Roma Hills, which they purchased in 2015, served as inspiration for the home's design. They incorporated several features of the property into the design of the new home, such as the open floor plan, high ceilings, wine cellar, large bedrooms and home theater.

“Dominick liked what was in the other house, but wanted a more contemporary design,” Diamond said. “He used the previous house as a starting point, and then we took it to another level. We worked hard to make it perfect.”

Morea hired architect Greg Moore. Together with Diamond, the team worked to ensure that every possible space throughout the home offered unparalleled views and viewing corridors. The design took approximately six months and construction took over a year and a half from the groundbreaking in December 2022.

The home's contemporary aesthetic complements the incredible views. The generous use of glass walls and doors ensures that natural light flows through the rooms, resulting in a spacious, bright and welcoming interior.

“There is so much natural sunlight in the house that we went with darker materials, black and gray,” Morea said. “It worked well.”

Alejandra Morea designed the interiors without any prior knowledge. She spent countless hours selecting the finishes and features of the incredible interior. Their vision was to incorporate an ultra-modern, sleek design.

“I like simple and clear things,” said Alejandra Morea. “I took inspiration from other Ascaya houses, contemporary magazines and our previous home.”

The spacious, inviting floor plan features tile floors and a great room with a linear fireplace and coffered ceiling. The temperature-controlled, glass-enclosed wine room and bar provide a featured centerpiece to the open plan space that flows effortlessly into the main living area, dining room and kitchen.

Alejandra Morea's elegant two-tone kitchen design features custom cabinetry in matte black and Taction oak, integrated Wolf and SubZero appliances, an oversized black quartz waterfall island with seating, and a butler's pantry. It's one of her favorite rooms in the house.

“We spend a lot of time cooking there with the family,” said Alejandra Morea. “We can also enjoy the view from the kitchen.”

Dominick Morea's favorite place is the cinema. The stylish three-story space comfortably accommodates approximately 20 people. The large 160″ screen, projector and integrated sound system provide an incredible viewing experience, further enhanced by easy access to tempting refreshments, a popcorn machine and a refrigerator. In the middle of the theater, the unique fiber optic ceiling light with twinkling lights creates atmosphere.

“I like to turn off the big lights and leave this on,” Dominick Morea said. “I’m at the theater every night watching the news, a game, TV or a movie.”

At the private elementary school, Alejandra created a wood accent wall behind the bed to enhance the transition to the walk-in closet and bathroom.

“This wall was not in the original design,” Dominick Morea said. “It was my wife’s idea and it turned out beautifully.”

The stylish bedroom retreat features a linear gas fireplace, beverage center, and access to the upper balcony that spans the entire back of the home. The oversized walk-in closets feature exclusively custom built-in closets with no visible hangers.

“It was important to us to keep the cabinets closed,” Dominick Morea said. “We didn’t want to look at clothes. It makes it clean and tidy.”

A freestanding soaking tub dominates the master bath, a resort-style sanctuary with an oversized walk-in steam shower, dual floating vanities and a dry sauna.

Other highlights include five en-suite bedrooms – including an upper level master suite, seven bathrooms, gym/flex area, game room, executive office, elevator, 1,200 square foot infinity pool/spa with waterfall and …outdoor kitchen and a putting green. It sits on 0.44 acres and features a four-car garage and smart home technology.

The couple is ready to take on a new project, which has them listing the 7,375-square-foot, two-story property for $10,299,900 through Zar A. Zanganeh at The Agency Las Vegas.
