Experts predict these 5 home improvements will have the highest ROI in 2025

A new year brings with it a fresh start, which could include a desire for improvements at home. But how do you know where to focus your efforts to get the most money?

“Your home is not only a sanctuary and a safe place, but first and foremost a potential investment in your future” Concepts/Interiors, LLC (DCI Studio) in Greenwich, Connecticut. “When deciding on a home improvement, I suggest researching which improvements will actually produce the highest return on investment (ROI).”

We spoke with Harbinger and several other experts, including interior designers, home contractors and real estate agents, to find out what major renovations they expect in 2025 to increase the value and comfort of your home.

1. Kitchen remodel

The kitchen is the heart of the home where friends and family like to gather. So kitchen consumption is a must, says Suzy Minken, licensed real estate salesperson at Compass in Short Hills, New Jersey. More people are prioritizing modern, functional kitchens. “Depending on your budget and timing, there are relatively inexpensive improvements that can transform a dated kitchen into a fresh and modern coastal one,” says Minken.

Kitchen upgrades to focus on include adding stainless steel appliances; painting or replacing dark cabinets with white ones; replacing older lights with more modern options; and install new countertops with a light, light-colored material such as white quartz. Harbinger also suggests adding a kitchen island if possible, as it's “a welcome addition to the center of the home for gathering, serving, eating, and doing homework all while adding incredible value,” says Harbinger.

2. Bathroom renovation

Renovating bathrooms throughout the home is another smart investment to increase the value of a home and leave a lasting impression. Homeowners and homebuyers are increasingly prioritizing features that combine functionality and lifestyle. Many are willing to invest more to meet these needs, says Steve Gold, a luxury real estate agent at Corcoran in New York City.

“A sought-after feature is a spa-like retreat in the bathroom, reflecting the growing wellness trend,” says Gold. “High-end appliances such as rainfall showerheads and luxury fixtures… are a popular choice for creating calm, indulgent environments. These upgrades not only add value to daily life, but also provide significant investment,” he says.

If budget is an issue, Minken recommends focusing on replacing the vanity and sink, shower doors, floor tiles, mirrors and lighting to effectively update bathrooms for less investment.

3.. Outdoor living space increases

Experts also agree that outdoor upgrades add value to a home. “Patios, decks and outdoor kitchens allow for elevated surface area and attract buyers looking for places to entertain and unwind,” says Bubba Peek, a real estate investor and owner of Bubba Land Company based in Jacksonville, Florida . “These areas almost always pay off, making them a favorite in terms of ROI.”

Adding square feet to a porch or patio can improve the value of your home, says Harbinger. “Retractable screens, sliding and folding screens, an outdoor fireplace or a wood burning stove provide months of enjoyment and lift our moods to improve our well-being,” she says. She is grateful for the new products on the market, such as durable textiles, furniture and floor coverings, that provide durable options for outdoor spaces.

4. Smart home features

Technological innovation in homes is another big one, says Peek. “Customers buying homes prefer systems that include smart technologies such as security cameras, air conditioning and coordinated lighting systems.” According to Peek, “these upgrades bring additional ease of use.” They also improve the value of the home, making them valuable additions.

Harbinger agrees that technology offers an opportunity for high-ROI renovations. “From lighting and music systems to security and temperature controls, smart home technology can be life-changing,” she says. “We install lighting systems that follow daylight hours and program colors to decrease and increase at appropriate times throughout the day. And motion sensors can illuminate a room when you walk through the light and turn off the light when you leave,” says Harbinger.

5. Improve energy efficiency

Finally, investing in the future of a home is another advantageous way to invest. “Shoppers are now looking for energy efficiency features to save money on bills, combined with investing in eco-friendly appliances,” says Peek. These choices can dramatically reduce energy costs while increasing home assessment values.
