Sabe Homes meets Northern Arizona's demand for flexible, affordable apartments with accessories living units.

For more than a decade, the owner and construction team leader Steve Dohse has been placing small, secondary houses in Coconino and Yavapai Counties. His team delivered units in Chino Valley, Prescott, Dewey, Paulden, Verde Valley, Williams, Doney Park, Forest Lakes and Winslow and served individual homeowners as well as public institutions such as Williams Fire Department and Coconino County Public Works.

Affordable alternatives

Sabe Homes specializes in modular and manufactured nor, which are typically between 400 and 1,000 square foot. Units are often built up in backyards to house family members, but also used as rental or in some cases primary residences.

The typical costs are around 80,000 US dollars, without land or location preparation. Dohse describes the houses as affordable compared to stick-built construction, although he realizes that the prices can vary greatly depending on the location and regulations.

Features and sustainability

Each ADU includes kitchens in full size, bathroom and cupboards, whereby the design quality with larger modular houses corresponds. Sabe Homes also emphasizes sustainability: the houses use high-performance windows, LED lighting, tanker heater, efficient heating and cooling systems, improved insulation, passive solar design and rainwater collection.

The company estimates that the construction process has produced up to 50% less waste than conventional houses from town.

Non -tiny houses

While Adus is often confused with tiny houses, Dohse points out that they fall into another category. Sabe Homes also offers “park models” below 400 square feet, but Dohse recommends that buyers are generally an economic option of small modulars of 500 square foot.

Adus is important because they enable people to have their loved ones in their garden, ”he said.

Optimized process

Sabe Homes offers approval, occupancy documents and before -Ort -Setup and simplifies the process for buyers. The installation of the home installation usually does not take longer than six months and far more faster than most stick-built houses, which often take up to a year or more.

According to Dohse, timing is the most difficult part of the job, citing weather and material shortages.

Local roots

Dohse studied shops at Northern Arizona University and has stayed in Flagstaff since his college days. In addition to running from Sabe Homes, he also has White Dove Café. “I love the area and I love the seasons,” he said.
